The land value of vineyards in Italy is growing: Trentino Alto Adige, Veneto and Friuli Venezia Giulia stand out.

2023 saw a significant revaluation of vineyards in Italy: the average land value per hectare rose to 58,100 euros , marking a 5% increase compared to 2019. However, this national average hides notable territorial differences, with the North East being the absolute protagonist of the market.

Trentino Alto Adige: the pinnacle of value

Dominating the national ranking for the value of vineyard land is Trentino Alto Adige , with an average price of 343,000 euros per hectare . This figure, up 7.3% compared to 2019 , is the result of the presence of a high percentage of certified quality wines (DOC and DOCG), combined with a certain homogeneity in the valorization of vineyard soils.

In particular, the DOC areas of Lake Caldaro stand out, where the land can reach maximum values of 900,000 euros per hectare , and those of Val Venosta and Valle Isarco-Bressanone , with a range that goes from 300,000 to 500,000 euros . Also important are the prices in the Trentodoc area, north of Trento, where the classic method has pushed the value between 220,000 and 500,000 euros per hectare .

Veneto: Big Names, Diversified Values

In second place in the national ranking is Veneto , with an average land value of 141,000 euros per hectare . Here, growth since 2019 has been modest (1.4%), but the regional data must be read in light of the strong provincial differences .

The most prized areas are those of the Prosecco DOCG , in particular Valdobbiadene (300,000 - 600,000 euro/hectare) and Asolo (250,000 - 350,000 euro/hectare). The Veneto's wine-growing vocation is evident: over 10.9% of the agricultural surface area used is dedicated to vines, one of the highest figures in Italy.

Friuli Venezia Giulia: sustained growth in values

In fifth place in absolute value, but third region in percentage increase, is Friuli Venezia Giulia , with an average price of 69,000 euros per hectare , up 10.1% compared to 2019. This increase places the region behind only Piedmont (13.8%) and Valle d'Aosta (10.3%).

The Friulian vineyards, which cover 9.8% of the UAA (Utilized Agricultural Area) , are concentrated in historically suited areas such as Collio and the Colli Orientali del Friuli , synonymous with elegant white wines appreciated internationally.

Piedmont and Tuscany: excellences with a millionaire value

While Trentino leads the way in terms of average value, the absolute record for the price is in Piedmont, where vineyards destined for the production of Barolo can be worth up to two million euros per hectare . The region also shows the most significant increase between 2019 and 2023, with 13.8%.

Tuscany , despite recording a growth of 9.1%, can boast areas of great value: Montalcino and Bolgheri reach values of up to one million euros per hectare , confirming the international attractiveness of these denominations.

Lombardy and the bubbles of Franciacorta

Lombardy also stands out, with an average value of 74,000 euros per hectare and an increase of 8.6% . The main driver is the Franciacorta area, where vineyards can be worth between 130,000 and 250,000 euros per hectare, driven by the success of classic method bubbles.

Conclusions: the value of terroir as a strategic asset

The trend in land values of vineyards in Italy reflects a consolidated truth: the quality of the wine is inseparable from the quality of the land . Investing in a vineyard in a suitable area is not just an agricultural choice, but increasingly a long-term economic strategy , capable of combining profitability, prestige and sustainability.

The North East confirms itself as the engine of value, both for the absolute levels reached and for the dynamism of the market. The territorial differences, however, also reveal a complex and varied map of Italian wine, in which each territory - from Barolo to Prosecco, from Trentodoc to Collio - tells a story made of quality, tradition and future.
