A single acquisition Cominium is a working winery located in Alvito, in the Comino Valley, in southern Lazio. The offer concerns the sale of the entire business complex, including land and vineyards, a fully equipped cellar, the Cominium brand, existing commercial relationships and contracts, wine inventory upon closing, agricultural and winemaking machinery, and two residential properties. Land, vineyards, and wines The total agricultural area is approximately 20.06 hectares, according to AGEA 2024 data reported in the appraisal documentation. It includes approximately 16.76 hectares of continuously organically managed vineyards, 2.27 hectares of truffle woodland, 0.88 hectares of olive groves, and 0.15 hectares of uncultivated land. The red grape varieties include Cabernet Sauvignon, Cabernet Franc, Merlot, Syrah, and Cesanese di Affile; the white grape varieties are Passerina del Frusinate and Maturano. Winemaking: Atina DOC and Lazio IGT. Cellar and production facilities. The cellar, approximately 190 m² on two levels, integrates production areas and tasting/display spaces. The appraisal documents indicate a winemaking capacity of approximately 1,000–1,200 quintals per year and a production capacity of up to approximately 120,000 bottles per year. These are declared capacities, not actual production volumes. Equipment includes temperature-controlled stainless steel tanks, two 50-hl refrigerated autoclaves, a Borelli eight-spout bottling line and labeling line, a pneumatic press, a destemmer-crusher, pumps, micro-oxygenation equipment, oak barriques, tonneaux, and barrels, as well as vineyard management machinery. Real estate. The sale includes two significant residential properties. The first has a land area of approximately 289 m², four bedrooms, six bathrooms, panoramic terraces, a porch, and a garden. The second has a total area of approximately 515 m², nine bedrooms with nine bathrooms, and an outdoor swimming pool measuring approximately 7 x 20 m. Subject to the necessary permits, these spaces offer potential for hospitality, wine tourism, and wine-related businesses. Commercial Platform The acquisition includes the brand and existing commercial relationships, as well as wine stocks, the quantity and composition of which will be verified during the negotiation process. Terms of the transaction Asking price: ¤3,000,000 for the full acquisition. The sale is being handled by the Case & Casali real estate agency.
