The entire complex had a productive rural and agricultural use; in fact, in its surroundings there are still cultivated lands for a total of approximately 270,000 m2.
Since 2009, the Municipality of Verona has approved an Implementation Urban Plan that allows for the recovery of all the buildings in the historic courtyard for residential use.
All the residential properties are divided into 4 blocks of buildings. The courtyard used for residential purposes is a total of 31,200 square meters; the buildings are located within the pertinent courtyard space and each has its own condominium use. The residential area of Cà Bertacchina in fact has a large park space of 24,000 square meters for common use. Inside the park there are spaces that can be used for recreational / sports such as swimming pools, tennis courts and pedestrian paths for fitness.
The project includes for Cà Bertacchina spaces for public use such as parking, connecting roads with via Gardesana and public services such as a municipal bus stop that connects the city of Verona with the town of Bussolengo and consequently with Lake Garda.
Corte Cà Bertacchina also includes a cycle-pedestrian connection between the city of Verona and Lake Garda via the east/west cycle path of the Biffis canal.
Therefore the Cà Bertacchina property is spread over 4 hectares, of which a large part is dedicated to garden and 7,000 m2 for real estate purposes, completely surrounded by the green Veronese countryside.
- THE SITUATION
The entire building complex is the subject of an Urban Implementation Plan approved by the Municipality of Verona and still in force; the buildings can be renovated separately from each other through the Building Permits dedicated to the individual buildings. The projects were carried out by the current owners through the architecture and engineering firm CD Sviluppo progetti of San Martino Buon Albergo – VR and the landscape architect Piera Sassaroli.
Thanks to careful planning over the years, the works would be ready to start in a short time; in fact the projects were carried out for each individual block of buildings separately from each other.
projects concern both the definitive part of the same, and the purely executive and structural part. The designs have already been viewed by the technical offices of the Municipality of Verona, both with regard to territorial planning and private construction, obtaining positive preliminary permits.
- THE DATA
As can be seen from the attached technical drawings, the Ca' Bertacchina project includes 4 main areas as follows:

The buildings have been designed according to modern dictates in seismic and thermal matters; in fact they will be earthquake-proof according to the regulations concerning the construction of buildings from 2008 and later and will be built with an energy class A4 according to Legislative Decree 28/2011.

Each real estate unit will be entitled to the following appurtenances:
These appurtenances must be agreed with the client and the designers before the start of the works.
The apartments will be, upon request, customizable by the buyers, following an agreement signed between the seller and the buyer, always before the start of the construction works.
The residential buildings will comply with the most modern regulations regarding environmental safety, seismic safety with regard to the structural aspect and thermal safety with regard to the systems and insulation of the various building envelopes.
By virtue of compliance with these regulations and the use of cutting-edge materials, the price of renovating buildings can vary between €1,900.00 and €2,000.00/m2; while the value in the current real estate market in the area is around €4,000.00/m2 for renovated apartments.
The building materials specification regarding the finishes will be drawn up by the CD Sviluppo Progetti design studio and will be submitted and agreed upon with regard to any variations to the purchasing party before each individual intervention; a materials exhibition will be available at the construction site itself in order to show which finishing materials are used for the entire building complex.
The different areas can be renovated individually or together due to the individual building permits dedicated to the different buildings; the same logic applies to the sale.
-THE GARDEN
In the development plan of Ca' Bertacchina, the large garden is not only a frame for the buildings, but also an area rich in potential for condominium use, capable of hosting various structures and comforts to support the Cà Bertacchina courtyard itself.

The renovation of the courtyard called Cà Bertacchina gives the possibility for an investor to have historic buildings inserted in a structured green area a short distance from the center of Verona; the buildings, although having typical typological characteristics of the Venetian rurality, will be equipped with all modern comforts and services in order to have a "healthy" living in an area free from pollution typical of metropolitan cities.
