residential building with stable, barn, shed used for rustic annexes for the management of the agricultural land cultivated with DOCG vineyards, olive groves, arable land, lawn, wood.

1) Existing building for residential use consisting of a small basement, ground, first and second floor, found in dilapidated and semi-abandoned conditions; it is not immediately usable for the purpose for which it is intended except before having carried out a series of important and consistent works or a heavy restructuring that does not allow its use according to current standards and regulations; it also lends itself very well to a partial conversion and use for the purposes of the cellar, tasting room, B&B, etc .. Regardless of the type of use, there is a substantial subsidence at the base of the underground area (east side) towards the lower part of the hill; any intervention cannot ignore the consolidation of this area, probably by means of piles or other geotechnical works suitably designed and calculated with the relevant and relevant economic cost.

2) Building used as a stable, barn, tool shed, or outbuildings suitable for running the agricultural land. They are in a modest state of conservation and at least require extraordinary maintenance and modernization, new plant engineering and seismic consolidation; there is also the presence of asbestos (asbestos) on the roof to be removed or encapsulated. It should be noted that under current regulations this material should already have been removed or confined by encapsulation.

3) Vineyard (Glera DOCG) as can be seen from model B1 or the information relating to the areas planted with vines equal to a total of approx. 30,944; despite being in a hilly and sunny area, the slopes are not important and are therefore such as to allow processing with agricultural vehicles.

4) There are about 400 olive trees planted on an area of approx. 10,000.00; they are of such age that they are currently in full production. Contrary to the vineyard, however, the olive trees do not produce a significant income such that even the value of the land or itself suffers a lot on the downside.

5) Remaining land with lawn, arable land, woods, roads and headlands for an area of approx. 83,174.00 including a lawn area of approximately 5,000.00 square meters which due to position, conformation etc. it cannot be used autonomously by crops that can produce income such as the vineyard whose quotas and authorizations ended in July 2019 and therefore I do not believe to make any distinction of value. There are also some areas, one in particular, affected by landslides to be restored with related costs.
